Shared ownership homes unveiled for major development north of Bristol

A range of one, two and three bedroom shared apartments have been unveiled for a development in Yate by Bromford housing association.

Ladden Garden Village, just off Clayhill Drive, is described as a brand new mixed development with schools, shops and other facilities also under construction. The development was designed around the principles of a garden village that “combines traditional design with contemporary craftsmanship, creating vibrant and healthy places”.

Homeowners in Ladden Garden Village will enjoy benefits including improved green spaces, sports fields and playgrounds. Giving first-time buyers and those who do not currently own a property the opportunity to secure a new home, shared ownership properties range from one and two bedroom apartments to two and three bedroom homes.

These properties should also be specially designed to meet the requirements of modern living and are therefore ideal for couples and young families. In the shared ownership aspect, homebuyers pay a mortgage on the portion they own and pay rent on the remaining portion, meaning a smaller down payment is required.

One of the properties already available to potential buyers is a two bedroom house known as “The Falcon”, a semi detached house with a stylish wrap around kitchen and open plan living/dining area and connecting door to a south facing garden , which offers a great place to relax or entertain.

This house comes with two double bedrooms, a modern bathroom, downstairs cloakroom and plenty of storage space.

Catherine Jarrett, Director of Sales and Marketing at Bromford, said: “We are delighted to have presented our wonderful shared ownership homes at Ladden Garden Village. At Bromford we pride ourselves on providing South Gloucestershire residents with affordable housing in a thriving community with open spaces and a host of local amenities close by.

“We encourage all property seekers interested in moving into Ladden Garden Village to contact our sales team and express their interest.”

Bellway’s Ladden Garden Village is well connected yet in the heart of the countryside. Yate is just 10 miles from Bristol city center and is home to its own leisure centre, shopping center and a range of attractions. There are also a number of schools in the area, while the universities of Bristol and Bath are both less than 20 miles away.

In addition, Yate train station is just over 10 minutes’ drive away and the development is just a 15-minute drive from junction 18 of the M4 and easily accessible from the M5 (only 20 minutes’ drive away).

It is worth noting that the shared ownership houses in the development have been purpose built to meet the needs of local people and priority will be given to those with a connection to South Gloucestershire Council. Location loyalty is based on buyers who have been residents or employees in the area for two to five years, or have family ties who have lived in the area for at least three years.

Rachel Way, Sales Manager for Bellway South West said: “Shared ownership remains one of the most affordable ways for first-time buyers and those not mortgaged a property to secure a new home.

“Ladden Garden Village already has a strong community forming, with more than a third of Bellway’s properties sold. Bellway prides itself on delivering thousands of affordable homes each year and in partnership with Bromford we are committed to doing the same here in Yate.

“We’ve seen people move from Bristol to areas with a more rural feel, now working from home is far more common. These properties, along with our existing homes in Ladden Garden Village, offer professionals working from home the perfect opportunity to create an ideal work zone.

“The site of the development is on the edge of the South Gloucestershire countryside which means residents will have picturesque scenes on their doorstep and are also a mile and a half from Yate town centre, two miles from Chipping Sodbury and just 12 miles from Bristol .”
